BlocIQ is an AI-powered property management platform for UK block management agencies. The Service provides document processing, compliance tracking, AI-powered insights, and communication tools for managing residential properties.
To use BlocIQ, you must create an account by providing accurate and complete information. You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.
BlocIQ offers paid subscription plans based on the number of users and property units:
Subscriptions are billed monthly or annually in advance. Payment is due immediately upon subscription creation and on each renewal date thereafter. We accept credit/debit cards and Direct Debit (BACS) via our payment processor, Stripe.
You may upgrade or downgrade your subscription at any time. Changes will be prorated and reflected in your next billing cycle. If you add users or units mid-cycle, you will be charged the prorated amount immediately.
You may cancel your subscription at any time. Upon cancellation, you will retain access to the Service until the end of your current billing period. No refunds will be provided for partial billing periods.
BlocIQ offers a 30-day free trial for evaluation purposes. The trial provides access to the full platform with the following soft limits:
No credit card or payment method is required to start a free trial. You may upgrade to a paid subscription at any time during or after your trial period.

You may export your data at any time during the trial or the 30-day grace period following trial expiration. After this period, data export will no longer be available.

Usage is included for typical portfolios. We monitor AI queries (~10,000/month), OCR pages (~500/month per 500 units), and storage (~5GB per 500 units). For very large onboarding volumes (e.g., thousands of units just migrated), we'll agree a bespoke plan. We'll always give early warning if usage is high.
For trial accounts: Usage is monitored against soft limits. Warnings are issued at 80% usage, and additional actions may be blocked at 100% to ensure fair resource allocation.
You retain all ownership rights to the data you upload to BlocIQ. We process your data in accordance with our Privacy Policy and applicable data protection laws, including GDPR and the UK Data Protection Act 2018.
You agree not to use BlocIQ for any unlawful purpose or in any way that could damage, disable, overburden, or impair the Service. Prohibited activities include but are not limited to:
BlocIQ and all related trademarks, logos, and content are the property of BlocIQ Ltd. You may not copy, modify, distribute, or create derivative works based on our intellectual property without prior written consent.
We strive to provide 99.9% uptime, but we do not guarantee uninterrupted access to the Service. Scheduled maintenance will be communicated in advance where possible.
To the fullest extent permitted by law, BlocIQ shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. Our total liability shall not exceed the amount you paid in the 12 months prior to the claim.
You agree to indemnify and hold BlocIQ harmless from any claims, damages, or expenses (including legal fees) arising from your use of the Service or violation of these Terms.
We may update these Terms from time to time. We will notify you of material changes via email or through the Service. Your continued use of BlocIQ after changes are posted constitutes acceptance of the updated Terms.
We may terminate or suspend your account immediately, without prior notice, for conduct that we believe violates these Terms or is harmful to other users, us, or third parties.
These Terms shall be governed by and construed in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
